**Rental Conditions**

- Any promise to lease must be accompanied by proof of tenant liability insurance, with coverage of up to $2,000,000, provided before taking possession of the unit.

- Airbnb rentals, business operations, and daycare services (public or private) are strictly prohibited on the premises.

- Subletting is not permitted. No individual may reside in the unit unless named on the lease. To add a tenant, a new credit check must be completed, and a new lease must be signed and approved by the landlord. All such requests must be submitted in writing.

- Proof of employment and a credit check are required prior to acceptance of any promise to lease.

- Cannabis and all other drugs are prohibited inside the unit, outside, and in all common areas of the building, in accordance with the lease.

- Smoking and vaping are prohibited both indoors and outdoors, including in private spaces and common areas.

- No pets are permitted inside the unit, outside, or in common areas covered by the lease, except with the landlord's written consent.

- Any painting or modifications to the unit require prior authorization from the landlord.

- No security deposit is required. However, the first month's rent must be paid upon signing the lease, prior to the occupancy date.

- No access to the yard is included.

- A list of building rules and regulations will be provided by the landlord and must be signed and acknowledged by the tenant at the same time as the promise to lease.
