5.The lessee shall provide a confirmation of opening an account in Hydro Quebec prior to possession.
6.The Lessor shall proceed a Pre-move-in inspection with the lessee.
7.Using and maintaining the property responsibly with reasonable care by the lessee. The lessee shall get the written permission from the lessor if he wants to paint or do any other kind of changing to the property.
8.The lessee shall respect the rules and regulations of the building issued by the building syndicate. The lessee is responsible for paying any penalty for one's own non-compliance with the statutes and declaration of the co-ownership/the syndicate.
9.No smoking tobacco, cannabis or any other substance and no pets are allowed for the duration of the lease.
10.The lessee is responsible for paying all costs related to the loss of key, fob or garage remote.
11.The Lessee is not allowed to sub-lease or lease transfer without written permission from the Lessor. Airbnb, or similar short term sublet will be considered as a repudiatory breach of the lease. Any failure to comply with this clause may lead to the immediate termination of the lease.
12.The lessor reserves the right to visit the accommodation for the purpose of maintenance.
13.If the lease is not renewed, the tenant must honor all visit requests for potential tenants, for whom 24 hours' notice will be given.
14.At the end of the lease, the unit including the furnished equipment and facilities must be returned in the same conditions as when the unit was taken over. The lessee shall proceed a Pre-move-out inspection with the lessor, the lessee is responsible for the damage to the property(normal wear and tear is allowed).
15.Lessee is responsible for minor maintenance in the unit (changing light bulbs, Unclogging drain if blocked, etc..)
